New lots are currently being sold by the park at a starting price of $15,000 per lot, and in a less-ideal location within the park (next to a neighboring school and roads, which means more noise and light pollution).

This is a steal for these two graded and graveled lots in a quieter and more scenic location, with friendly long-term neighbors surrounding you.

The lease

Approximately 96 years remaining on the original 99-year land lease (purchased in December 2022). We’re only selling because we recently purchased some land in Colorado and aren’t able to get enough use out of these RV lots anymore.

A renewable 99-year lease means you own the lots for that period of time: the lots can be rented out anytime you like, and leases can be renewed, re-sold, or passed down to family members at any time, for any price you’d like.

My selling price will include any fees to transfer the Memorandum of Lease, all notary services, and the annual maintenance fee of $350, prepaid for 2026. Cash, check, or wire transfer is preferred – no seller-financing inquiries, please.

No HOA!

An annual park maintenance fee of $350, paid once a year, covers the cost of well pump & septic system operations and maintenance, community spaces, dumpster haul-away service, and unlimited park WiFi.

The sites

The sites, #62 & #63 south, are a 70’ x 100’ double lot (each numbered lot is 35′ wide by 100′ deep) with upgraded gravel, two full sets of RV hookups (water, sewer, and 50/30/20 amp electric), and STUNNING mountain, sunset, and dark sky views out your west-facing doors and windows. There’s tons of room on this double lot to make it your own and really spread out!

Leaseholders get year-round unlimited access to use their sites, unlike other parks with occupancy limits, and you can rent out one or both sites anytime for some passive income (privately, or park management will facilitate the rental for a fee).

Utilities

Each site is individually metered, with electricity billed monthly by the RV park, and supports up to 50 AMP service, with 20 amp, 30 amp, and 50 amp outlets on the pedestals. Sheds or shipping containers can also be connected to the electricity, sewer, and water via RV connectors.

Larger propane tanks are allowed, with automatically scheduled refills made by a local propane company.

Trash removal via a community dumpster is included in annual fee.

Free wi-fi (via fiber optic) throughout the park, but it’s also an ideal area for Starlink use, with very fast satellite speeds.

Verizon offers 4G cell coverage and AT&T, T-Mobile, Google Fi & Mint Mobile provide LTE cell coverage.

Lot Improvements

The lot was fully graded and cleared of debris, with 3/8″ fine crusher gravel spread on both lots (a $3k upgrade at the time, and gravel costs have increased since).

All new electrical and water was run by the park, with an all-new septic system for the park in progress for mid-2026.


Maintenance

Some minor maintenance of any weeds in the lots can be necessary, even with the gravel, usually after a rainy period. Most residents tend to use weed killer, rock salt, or burn the weeds with a torch a couple times a year.

The area around the park’s easement for utilities must be kept trimmed back so electric meters can be read and no damage occurs to utility hookups.

Utility repairs, road, and community facilities maintenance is performed by park staff at no additional cost to residents (included in the annual fee).

Location

Two restaurants, a gas station, and two general stores are located 5 minutes away in Animas, as well as a local bar hosting many events. One of the general stores has a hardware store, propane, and small lumber yard.

Less than an hour away are the towns of Rodeo and Portal, and Chiricahua National Monument for hiking, biking, camping, and birding.

Other cities nearby: 1.2 hours south of Silver City, 1.2 hours west of Deming, 2 hours west of Las Cruces, 2.5 hours east of Tucson, 2.5 hours west of El Paso.

Nearest medical centers: Animas HMS basic medical clinic, hospitals with emergency rooms in Deming or Silver City (1 hour 20 min by car), or a helipad next door at Animas schools for emergency air transports.

The park and community

No occupancy time limits: great for full-time year-round living, snowbirds, or as a vacation destination.

No age or type restrictions on RVs: most types of RVs and other dwellings on wheels are allowed, including DIY builds, vans, skoolies, tiny homes, and shipping container homes.

Most storage sheds, shipping containers, and carports are allowed (with height/easement restrictions), plus decks, solid awnings, hot tubs, tents, pet fences, fire pits, grills, etc. It’s rare to see so few restrictions in an owner/resident style RV park!

Package delivery shed on-site, and the post office and a gas/propane/hardware/general store are within easy walking/biking/golf cart distance.

Bathroom and laundry facilities on site – pay per use for laundry. Laundry room soon to be expanded to include more machines.

Community outdoor kitchen with grills and pizza ovens. Indoor reservable community center, gem and mineral workshop, community horticulture tents, community fire pit, and a stage for gatherings, koi pond with bird-watching area.

Dog-friendly RV park – walking areas and fenced dog park.

Strong community, with great neighbors and many monthly events: Pizza parties and cookouts, bonfires, stargazing/astrology, poker/game nights, coffee on Sunday mornings, group bike rides/hikes, crafting/art classes, and much more!

Access to many services for seniors in RV park and Animas community center, including discounted groceries program.
